It is the responsibility of an Assistant Project Manager (APM) to assist a Project Manager, Senior Project Manager, or Project Executive with assigned projects. It is imperative that the APM become familiar with all DSI’s Policies and Procedures and embrace our Core Values. In this developmental stage, the APM will develop and become proficient at following the Project Management duties, supporting his/her direct Supervisor, and promoting the interest of DSI in all matters.
This position reports to the Assistant Project Manager reports directly to a Project Manager, Senior Project Manager or Project Executive.
Preconstruction / Estimating / Bidding Responsibilities – • Review and become familiar with project plans, drawings, and RFP’s • Visit project sites to familiarize yourself with existing site conditions • Identify trades required to complete the project / budget / bid • Prepare trade bid lists of qualified trade contractors • Prepare quantity take-offs, as required • Manage the distribution of budget / bidding documents (drawings / specifications) to the trade contractors • Review trade budgets / bids, confirming responses are in accordance with project documents and inclusive of all required scope • Become efficient at compiling detailed trade scope sheets for bid review • Assist supervisor in the final completion of a budget / bid • Become familiar with General Conditions and what is included within these costs • Develop understanding of construction sequence and become proficient in generating detailed project schedules, and identifying and tracking long lead items for material • Become familiar with the contract types that are typically entered into with DSI’s clients, understanding the contractual variations of each. • Assist supervisor in utilizing detailed trade scope sheets completed during the trade bidding phase, review for accuracy, and confirm that all applicable scope is accounted for
Construction Administration Responsibilities – • Assist in the preparation of detailed purchase orders and subcontract agreements; and develop an understanding of the importance of timely and accurate trade contract issuances, coordinated with the project schedule and material procurement • Formulate submittal tracking log, review submittals for contract compliance, and distribute to all impacted team members. Manage timely submittals to comply with the project schedule and material lead times.
Job Management Responsibilities – • Participate in job startup meetings / weekly progress meetings • Coordinate job meeting minutes, agenda, etc. with supervisor • Develop public speaking and presentation skills to effectively manage and run weekly meeting • Develop knowledge of Viewpoint and cost tracking protocols to properly manage the finances of the Project • Assist in the solicitation of change order pricing from trade contractors, review for accuracy and completeness, and track and monitor with oversight from supervisor • Assist in the preparation and track Requests for Information (RFI), understanding the urgency for timely response in compliance with schedule milestones • Make every effort to visit the job site, or to observe progress, witness Means & Methods for construction activities, track schedule, and communicate with and support the Superintendent • Develop awareness for quality control and safety protocol while walking the project site • Assistant in gathering and preparing closeout documentation, as required
Technology Responsibilities – • Develop skills in project management software, including Viewpoint, Procore, Planswift, Sharepoint, Microsoft Project, etc.
Accounting Responsibilities – • Assist in the preparation of monthly invoices, walking the project and confirming percent complete of each trade contractor billing for the month
Training Responsibilities – • Participate in all in-house training sessions, job site tours, etc.

The Assistant Superintendent is responsible for supporting the Superintendent/Project Manager on assigned projects and to complete the work on time, within budget, and to the highest quality while serving as Development Solutions, Inc.’s (DSI) field representative. In the performance of this role, the Assistant Superintendent will learn various trade disciplines and means and methods and will protect and promote the interest of DSI in all matters. Interaction with members of the Project Management Team and supporting departments will be required by the Assistant Superintendent. This position will report directly to the General Superintendent, Project Manager, and Project Executive on an assigned project.
Responsibilities – Become familiar with and support the construction review process • Attend pre-bid meetings and walk-throughs, as required • Develop a skillset to identify and track long-lead items and material procurement • Assist Superintendent/Project Manager in preparation and distribution of look-ahead schedules • Become familiar with the inspection process and assist the Superintendent/Project Manager in coordination of all required inspections • Support Superintendent/Project Manager in scheduling all trade and manpower activities for logical and efficient workflow • Always present a professional appearance and demeanor • Attend weekly trade contractor coordination meetings and prepare detailed meeting minutes • Attend Owner-Architect-DSI (OAC) meetings and provide input on schedule and field issues when appropriate • Prepare and maintain emergency contact list • Develop communication skills and sensitivity to the needs of the entire team including the building landlord • Attend startup meetings with trade contractors to review scope of work, schedule, and safety requirements • Become familiar with general contract and subcontract requirements and enforce all terms of these agreements • Assist in Quality Assurance / Quality Control efforts, including inspection and approval • Become familiar with the Request for Information (RFI) process and recommend solutions • Review, maintain, understand, and organize project documents, i.e., drawings, specifications, supplemental sketches, shop drawings, and approved submittals • Seek opportunities to enhance project efficiency • Become familiar with processes for field-initiated trade contractor requests • Become familiar with project closeout, including punch list completion, as-built review, and attic stock demobilization • Utilize Procore software to create and publish weekly progress photos • Comply with DSI project site signage and branding protocol • Become familiar with and enforce all DSI and OSHA safety rules • Attend DSI safety-related training sessions • Maintain current OSHA-required certifications – 30 Hour Certification • Maintain a clean work site • Perform same-day accident / incident reporting to General Superintendent, Safety Director, and Project Team • Prepare and maintain Emergency Action Plan for each project • Support project team as needed to address issues as they arise • Track trade contractor insurance.

Technology – Develop skills and maintain proficiency in project management software including Procore, and Microsoft software including Project and Office 365 programs: Excel, Outlook, PowerPoint, Word, and SharePoint.
Qualifications – Bachelor or Associate Degree in Construction Management or related fields, or field supervision experience. (1-3) years minimum. • Highly motivated with strong skills in time management and coordination. • Driving work ethic and team-first attitude.
